Rathdrum Idaho May 2018 Home Values Update
May 2018 had 47 homes sell for a total volume of $13,582,315. Up $1,297,573 from last year. 2017 sold 46 houses for a sum of $ 12,284,742. There are currently 143 homes active on the MLS for the Rathdrum area. Or roughly slightly more than 3 months worth of inventory. Still very much a seller’s market!

13 New Construction Homes for May 2018! Almost double of last year.
7 New Construction homes closed this month in Prairie Sky. These homes averaged $161 per square foot but did have a high sale from a Benway home at $190 and then a couple of lower priced ones coming in at $143 per square foot built by TAKU Construction. Upgrades are going to have a huge impact on that price.
One home in Timber Landings Estate this home was on an unfinished basement and sold for $90 per square foot. ( This is how you get your square footage if you are handy) .
Two Homes in Radiant Lake one going for $170 per square foot and the other home on the water that went for $218 per square foot. Homes built by Dano Development and another one by Taku.
Our final one in town is a condo in Radiant Lake Condos that sold for $163 per square foot. Built by Blue Ribbon Builders.
We had 2 homes on Acreage also sell as new construction this May. One home in Wild Ridge Estates on 1.5 acres that sold for $208 per square foot.
And our final home a Timbered Ridge Build on a 5.61-acre lot ( No subdivision or community on this one) This home sold for $228 per square foot.
May 2017 had 7 new Construction homes sell.
5 of those homes were on city lots and averaged .24 acres. These homes sold for an average price of $160 per square foot.
The 6th Home was a Lost Creek home on 1.45 acres that sold for $188 per square foot. Kleinsmith was the builder.
And the 7th was a Condo in Radiant Lake Condos that sold for $188 per square foot. Blue Ribbon Builders did the build.

May 2018 8 homes sold in this age group. Prices up $15 per square foot.
6 homes sold for an average price of $170 per square foot. These homes were on the market for an average of 49 days and the average lot size was .23 acres. The high seller of this batch was a Prairie Sky home selling for $209 per square foot and the low was a Skyline Meadows home coming in at $153 per square foot.
The other 2 homes selling in this age group averaged $117 per square foot. One in Boekel Ranch that came in at $131 per square foot and one in Radiant Lake that came in at $110 per square foot. Radiant Lake home was a large home 4750 sq ft. The average days on market for these 2 homes was 78 days. The average lot size was .30 of an acre.
May 2017 had 9 homes selling on City Lots that were built 2000 or newer.
They averaged 93 days on market and the average price per square foot was $155 when we pull our couple of low ones out which included a $93 per sq ft for one out of Cascade Place and a $110 one out of Boekel Ranch. The other homes selling included Skyline Meadows and Quail Ridge.

As these homes age, we start to see a huge price difference usually dependent on the condition of home and location. We had 6 homes in this age group sell for an average price of $184 per square foot. These homes averaged 58 days on market and were on .23 of an acre on average. Homes in this group were homes in Copper Valley Ranch, Deerfield, Forest Park and Prairie Estates.
The other 4 homes in this age group averaged $106 per square foot. They averaged 49 days on market and were on .22 acres on average. The homes in this price range included a home in Seneaquoteen and Browne Park.
May 2017 had 9 homes selling on city lots that were built pre-2000.
These homes averaged 43 days on market and were on an average lot size of .23 acres. These homes split about perfectly with half of them coming in with an average price per square foot of $125 and the other half coming in at $159 per square foot. The condition is huge.
Our higher end homes came out of Prairie Estates, Copper Valley Ranch and Forest Park. Some of the lower priced ones in this price range came out of Arthurs Garden, Sunrise Park, and Browne Park.

May 2017 had 3 homes selling on 1 acre lots. we had 2 of them coming in at $132 per square foot for an average price and one that was not in a subdivision that sold for $161 per square foot. The average lot size of these homes was .90 of an acre.

3 Homes on 5 Acre lots this May 2018.
Your high seller is a Manufactured home on 5.36 acres that sold for $263 per square foot. We had a 4.84-acre lot in Bar Circle S Est come in at $163 per square foot and a stick built home on 5.05 acres selling for $110 per square foot.
May 2017 had 6 homes selling on 5 acre lots.
These homes averaged 56 days on market and the average lot size was 4.86 acres. Our average price per square foot was $176. We did have a broad range of prices thought with our high seller going for $229 per square foot that home was not in a subdivision. Our next was Selkirk Meadows going for $219 per sq ft. Oak Creek at $197, Elkhorn at $189 and Hoyt Ranch and Twin Lake Estates coming in at $136.

5 Homes selling in this category this May 2018.
We had 2 Manufactured homes in Panhandle Village (7.75 acres 35 Days on Market) One home went for $161 per square foot and the other home went for $113 per square foot.
The other 3 homes in this category had an Elkhorn Estates Home selling for $217 per square foot. It was on 10.92 acres 140 Days on market.
The other 2 homes went for $152 and $146 per square foot. Both 10 acres and 56 and 40 DOM respectively.
May 2017 had 3 homes selling on close to 10 acres.
Our average price per square foot was $184 with average days on market of 62. our pendulum did swing with our high selling in Stepping Stones coming in at $197 per square foot and our low one Panhandle Village coming in at $166 per square foot.

May 2018 had 3 waterfront homes sell. All Twin Lakes homes.
Our high seller went for $390 per square foot. That was a 930 sq ft cabin on .69 of an acre. 23 days on market. Our next highest went for $296 per square foot and it was a 536 square foot cabin on .15 of an acre. 261 DOM. And last but not least an Echo Beach property on .65 of an acre that went for $223 per square foot. 378 DOM.
May 2017 had no sales.
Rathdrum 55+ Community in Golden Spike
May 2018 had 4 Golden Spike Homes selling.
3 of them averaged $153 per square foot and were on the market for approximately 65 days. Our 4th home went for $128 per square foot and was on the market for 17 days.
May 2017 had 4 Golden Spike homes selling.
3 of them were stick built homes and sold for an average price of $146 per square foot. ( High $154 and low $130) The 4th home was a manufactured home in Golden Spike and it sold for $82 per square foot.

May 2017 – 4 Condo sales One in Fairway Place for $156 per square foot. The other 3 Condos sold for an average of $100 per square foot. These condos were in Twin Lakes Village and Boekel Ranch.
