Post Falls Idaho September 2017 Market Report
Post Falls closed 119 total homes in September 2017! These included new construction homes, existing homes, manufactured homes, waterfront, and condominiums combined. September 2016, Post Falls sold 92 total properties! Volume is up by 27 homes! Here’s a detailed report of each property type, how many were sold, the price, and the average number of days the properties stayed on the market.
31 New Construction Homes
Thirty-One New Construction Homes sold the month of September 2017! The properties were on an average size lot of 0.2 acres and sold for $133 per sq ft. They were on the market for an average of 223 days. These homes are located in Montrose, North Place, Greensferry Grove, Crown Pointe, Starweather Estates, Foxtail, Blue Grass Corner, Tullamore, Viking Estates, The Craftsman and Whiskey Flats. In 2016, there were 15 new construction homes sold! The average lot size was 0.15 acres and sold for $132 per sq ft. They took an average of 160 days to sell. The number of homes that sold this month doubled!
Existing Homes on City Lots
Seventy Existing Homes sold that were on City Lots for September 2017. These homes were on 0.2 acres on average and stayed on the market for an average of 67 days! They sold for an average price of $131.8 per sq ft. Most of these properties are located in Crown Pointe, Tullamore, Legion Manor, Montrose, Avalon Est, Regal Crest, Grayling Estates, Fieldstone, Knapp Drumhellers, Fieldstone, Greensferry Landing, Highland Park, Riverside Harbor, Cimarron Place, Maple Grove, Majestic View, Prairie Falls, Las Brisas, Pioneer Ridge, Central, Harmony Place, Timbercrest, Prairie Ridge, Quail Run, Windsong, Mullan Meadows, Heritage, Glenwood, Ponderosa Park, Fairwinds, Pinevilla West, Riverview Park, Sundance Meadows, Forest Glen, Greenview Condos, Bentley Village, Kelloggs, Selbys and Compton. In 2016, 57 existing homes on city lots sold. They were on an average lot size of 0.22 acres. They were on the market for 73 days and sold for $114 per sq ft. The volume is up by 13 homes and price is up by approximately $18 per square foot.
Existing Homes on Half Acre Lots
Half Acre lot homes had 5 properties sell in 2017. These properties averaged 0.6 acres and were on the market for an average of 134 days. They sold for $152.8 per sq ft. They’re located in Prairie Meadows, Black Stallion Ranch, and Post Falls Irrig Subdivisions. September 2016 had 7 existing homes on half acre lots sell They averaged 0.5 acres and were on the market for 97 days. They sold for an average price of $150 per sq ft.
Existing Home on 1-2 Acre Lots
One Existing home in the 1-2 acre lot category this month. It was a 1973 home on 1.69 acres lot. It was sold in only 111 days for $157 per sq ft.In 2016, 4 homes on 1 acre lots were closed. They averaged 1.03 acres, was on the market for 128 days and sold for $135 per sq ft. Volume is down a little but prices are up!
Existing Homes on 5 Acre Lots Sold
Homes on 5 Acre Lots had 3 homes sell this month. 2 of these homes are manufactured and took about 82 days to sell. They were sold for $162.33 per sq ft. September 2016, 4 homes on 5 acre lots sold. These properties average days on market were 74 days. They sold for an average price of $182 per sq ft. Price difference reflects stick built vs Manufactured homes.
2 Existing Homes on 10 Acre Lots
These are 2003 and 1996 homes that were sold in 107 days on average. They sold for an average price of $120.31 per sq ft. In September 2016, 2 existing homes on 10 acre lots sold in an average of 143 days. They sold for an average sales price of $195 per sq ft.
3 Manufactured Homes on Rented Lots
3 Manufactured homes on rented lots. These properties closed in an average of 48 days for an average price of $32 per sq ft. In 2016, only 1 1985 manufactured home on a leased lot sold. It’s located in River City. It was on the market for 42 days and sold for $32 per sq ft. Prices held steady on these.
1 Waterfront Condo
This lovely property is a 2006 home that was sold for $330,000 at Pier 20 on the Board. It took 125 days to sell it. The property sold for $220 per sq ft. No Waterfront Condos in September 2016 to compare to.
All three properties were 2006 condominiums in Luna Ridge (2 properties) and Black Bay. They were on the market for 60 days on average and sold for an average sales price of $144.43 per sq ft. In 2016, 2 condos in Riverwalk and Forsythia was closed in 120 days for $109.32 per sq ft. Prices are up!
