November 2017 Post Falls Idaho Market report
109 new homes, existing properties, and condos sold in November 2017! Compared to November 2016 having 95 properties sell. Volume is up and prices are up tremendously in most categories.
New Construction Homes
Twenty-Six New Construction Homes sold the month of November 2017. These new homes were on average lot sizes of 0.2 acres and were on the market for an average of 212 days. They sold for an average price of $138 per sq ft. These properties are located in Tullamore, Starweather Estates, Greenside Vista, Crown Pointe, North Place, Foxtail, Northern Plains, Blue Grass Corner and Whisky Flats. In 2016, 28 new construction homes sold they were on average lot sizes of 0.2 acres. The properties took 140 days to sell on average. Volume is down by 2.
Existing Homes on City Lots
November 2017 had 62 existing homes on city lots sell, The average lot size was 0.21 acres and the average days on market was 66 days. They sold for an average price of $124 per sq ft. The homes that sold this month were located in Tullamore, Meadowland Place, Everwood, Crossings, Greenside Vista, Fieldstone, Montrose, Tuscany Place, Riverside Harbor, Jasper Meadows, Horse Haven, Woodbridge, Gleeson Place, Highland Park, Zac’s Tracts, Prairie Falls, Alan Park, Treaty Rock, Prairie Ridge, Singing Hills, Pioneer Ridge, Windsong, River Park, Kelloggs, Forest Glen, Royal Highlands, Ponderosa Park, Bentley Village, Ford, Polston, Shelby’s and Drumhellers. In 2016, 56 existing homes on city lots sold. The homes averaged 0.21 acres and sold for an average sales price of $112.8 per sq ft. They were on the market for 93 days on average. Volume up by 6 homes and prices up by $12 per square foot. That’s an average of a dollar a month per sq foot of appreciation.
Existing Homes on 1/2 to 3/4 Acre Lots
November 2017 had 9 homes on 1/2 to 3/4 acre lots selling in Post Falls. These existing homes averaged 0.62 acres and took about 78 days to sell on averaged. They sold for an average sales price of $145 per sq ft. These properties are located in Green Ferry Bay, Prairie Meadows, Continental, Post Falls, Polston, Prairie Meadows, Country Meadows and McGuire Est. The previous year, 3 properties on 3/4 acre lots sold they were on an average lot size of 0.57 acres and sold in an average of 149 days. The average sales price was $110 per sq ft. Volume up by 6 homes and sales price up $35 per square foot.
Existing Homes on 1-2 Acre Lots
5 Homes on 1-2 Acre lots sold in Post Falls this November 2017. These properties were on the market for 142 days on average and sold for $198 per sq ft. They averaged 1.3 acres in size. They’re in The Meadows, Rocky Point, East Greenacres and Greenacres Irrig. In comparison, only 1 property on 1-2 acre lots sold in 2016. It was a 1971 home that took 36 days to sell. It sold for $90 per sq ft.
Existing homes on 3-5 Acre Lots
Existing homes on 3-5 acre lots had 3 homes selling in November 2017. These homes averaged 4.3 acres and were on the market 79 days on average and sold for an average price of $201 per sq ft. No homes selling on this size lot in 2016.
There were 4 Condos selling in the month of November. They sold on an average of 101 days and sold for an average price of $127 per sq ft. They’re located in Riverwalk Condos, Parkview and Prairie View Terrace (2 properties). In 2016, only 1 condo in Promenade was sold. It took 81 days to sell it for $127 per sq ft. Volume is up again!
