Post Falls Idaho Real Estate August 2019 Monthly Market Update

August 2019 has seen 130 residential home sales in Post Falls Idaho. This has declined from August 2018 when we had 155 homes sell. New Construction home sales have seen the most growth this month as well as a peak in average sales price compared to last year. The average home sales in other categories have decreased slightly compared to numbers from last year.

The volume of New Construction homes that were sold in Post Falls has risen by 5 homes for the month of August 2019 compared to August 2018. The average sold price has risen by $6 per sqft.

48 New Construction homes were sold in Post Falls Idaho for the month of August 2019. Homes in this category sold for an average of $169 per sqft. The average lot size was 0.19 acres.

The high seller of this group was an Ashton Villas home that sold for an average of $253 per sqft.  The low seller of the group was a Whiskey Flats home that sold for an average of $90  per sqft. Homes in this category include houses from the Crown Pointe; Montrose; Woodbridge; Tullamore; Blue Grass Corner; and Viking Estates communities.

43 New Homes sold this August 2018 in Post Falls Idaho.  14 homes sold with unfinished basements and sold for an average price per square foot of $132.  The balance sold for an average price per square foot of $178.  There was a lot of range on these as they ran from $157 in Viking estates and all the way to $217 per square foot in Bluegrass Pointe.

We had 3 other homes sell that averaged out on 1.81 acres they came in at an average price per square foot of $125 and spent an average of 38 days on market.  These were in Post Falls Irrig, and Greenacres.

The high seller in this group sold for an average of $233 per sqft. The low seller of the group was a Post Falls Irrig. home that sold for an average of $139 per sqft.

August 2018 had 3 homes on 4-6 acre lots.  One in Greenacres on a 4.63-acre lot that averaged out at $121 per square foot.  One in Greenacres Irrig that was on a 4.9-acre lot that came in at $164 per sq ft and one on a 5.76-acre lot that came in at $229 per square foot.  It was on the market for 74 days.

A 6.51-acre lot selling for $125 per square foot.  A -1974 built home.  No subdivision.  A 7.4-acre lot with a 2004 built home that sold for $304  per square foot.  And a 10-acre lot that was a 1991 built home going for $145 per square foot.  All 3 of these saw some serious time on the market and came in at 184 days on average.

The high seller of the group was a Riverside Harbor home that sold for an average of $448 per sqft. The low seller of the group was a River Ranchettes home that sold for an average of $152 per sqft.

Waterfront had some major Condo sales in the month of August 2018.  With 6 New construction condos selling in Post Falls Landings all built by JCW Construction.  They sold for an average price of $292 per square foot.  We also had a Pier 20 on the Board sell this month and it went for $246 per square foot.
