The inventory in this category for July 2019 is up by 18 homes and the average price per sqft is up by $14 compared to July 2018 numbers.

50 existing New Construction homes sold in the month of July 2019 in Post Falls.  The average price per sqft was $160.  The average lot size was 0.18 acres.

The high seller of the group was an Ashton Villas home that sold for an average of $255 per sqft. The low seller of the group was a Whiskey Flats home that sold for an average price of $88 per sqft. 

Homes that sold this month included houses in the Crown Pointe; Woodbridge; TullamoreMontrose; and Viking Estates communities.

July 2018 New Construction sales there were 32 homes sold.  The homes sold for an average price of $146 per square foot.

The average price per square foot of July 2017 was $130.  We sold 27 new homes in 2017 as well

49 existing homes that were built between 2000-2017 were sold in the month of July 2019 in Post Falls. They sold for an average price of $166 per sqft. They spent an average of 50 days on the market.  The average lot size was 0.19 acres.  These homes sold for an average of 99% of the listed price. 

The high seller of the group was a Vineyard home that sold for an average price of $238 per sqft. The low seller of the group was a Crown Pointe home that sold for an average price of $110 per sqft.

Homes selling this month included houses in the Montrose; Crown Pointe; Fieldstone; and Tullamore communities.

43 Existing Home sales in Post Falls in July 2018 that were built between 2000 and 2017.  These homes averaged $149 per square foot.  The average days on market for this group was 52 days.

The average lot size was 0.2 acres. These homes sold for an average price of 99% of the listed price.

The high seller of the group was a Central home that sold for an average price of $234 per sqft.  The low seller of the group was a Singing Hills home that sold for an average price of $130 per sqft.

The high seller of the group was a Drumhellers home that sold for an average price of $305 per sqft. The low seller of the group was a Rinaldo Est home that sold for an average price of $68 per sqft.

The volume of homes sold went down by 2 in this category for the month of July 2019 compared to July 2018. The average price per sqft decreased by $11.

One home sold in the 1-3 acre category in Post Falls for the month of July 2019. It sold for an average price of $173 per sqft. It spent an average of 53 days on the market. The average lot size was 0.91 acres.

3 Homes on 1 acre lots sold in the month of July 2018; all three homes were in The Meadows.  They sold for an average price per square foot of $184. The average days on market were 71 days 

July 2017 sold 3 homes as well.  2 in The Meadows and one in Prairie Meadows.  The average price per square foot was $182. 49 days on the market on average.

The number of sold homes in this category is only down by 1 compared to last July 2018, but the average price per sqft has increased by $27.

5 existing homes sold in the month of July  2019 with 4-6 acres in Post Falls. They sold for an average price of $195 per sqft. They spent an average of 68 days on the market. The average lot size was 4 acres. These homes sold for an average of 95% of the listed price.

The high seller of the group was a Big Sky Estates homes that sold for an average of$270 per sqft. The low seller of the group was a Greenacres Irrig home that sold for an average price of $144 per sqft.

6 Homes on 4-6 acres sold in the month of July 2018. These homes sold for an average price per square foot of $167. These homes were on the market for an average of 86 days. 

July 2017 had 4 homes on 5 acre lots sell for an average price per square foot of $204.

This category had a decrease in condos sold compared to July 2018 numbers but the average price per sqft went up by $141.

2 Waterfront condos sold in the month of July 2019 in Post Falls. The average price was $290 per sqft. They spent an average of 64 days on the market. These condos sold for an average of 97% of the listed price.

These were both Pier 20 on the Board condos and the high price was an average of $295 per sqft and the low price was an average of $285 per sqft.

1 Residential waterfront home sold in the month of July 2019 in Post Falls. It sold for an average price of $593 per sqft. It spent an average of 71 days on the market. The average lot size was 0.64 acres. And, it sold for an average of 93% of the listed price. The number of residential waterfront homes that sold this month went down by 4 compared to July 2018; but the average price per sqft increased by $312.

5 Waterfront homes in July 2018. We had 1 that was on a 5-acre lot that sold for an average price per square foot of $149.  The other 4 sold for an average price of $314 per square foot.   They all averaged about 73 days on market.

July 2017 had 6 homes selling on the Spokane River.  They sold for an average price per square foot of $161.   The average days on market were 55 days.

4 Condos sold in the month of July 2019 in Post Falls. The average price sold was $153 per sqft. They spent an average of 47 days on the market.  The high seller of the group was a Riverwalk Condo that sold for an average price of $215 per sqft. The low seller of the group was a Promenade home that sold for an average of $133 per sqft.

4 Condos sold in the month of July 2018.  They sold for an average price of $146 per square foot. The average days on market were  79 days. 

Compared to July 2017 of 5 condos selling for an average price of $154 per square foot.  The average days on market were 106.

Inventory in this group went up by one home and the average price per sqft went up by $14 compared to July 2018.

3 Manufactured homes sold in the month of July 2019 in Post Falls. They sold for an average price of $64 per sqft. They spent an average of 58 days on the market. These homes sold for an average of 98% of the listed price.

The high seller of the group was a Camelot Est home that sold for an average of $76 per sqft. The low seller of the group was a Lucky Pines home that sold for an average of $46 per sqft.

July 2018 had 2 Manufactured homes on Leased lots sell.  Both in Camelot Estates and they sold for an average price per square foot of $50.  They were on the market for an average of  38 days.

Comparatively, July 2017 had 1 manufactured home sell.  It went for $33 per square foot.
