Post Falls Real Estate June 2019 Market Update

We had 145 homes selling in Post Falls in June 2019. Up from the 113 homes selling in June 2018 and up from the 124 homes selling in June 2017 and about comparable actually to the 142 homes sold in June 2016.

Prices are up in most categories. Volume is down in homes on land and prices are down on older homes in Post Falls and Waterfront.

Post Falls New Construction Sales

New Construction prices are up $25 per sqft over June 2018. Volume is also up by 11 homes.

32 New Construction homes selling in Post Falls in June 2019.  They sold for an average price per sqft of $165.  The average lot size was .17 acres. 

Your high seller this month was a Waterside at Prairie Falls home built by Hallmark Homes selling for $225 per sqft and the low seller was a Montrose Home selling for $106 per sqft. 

New Construction homes sold this month came from North Place, Montrose, Blue Grass Corner and more. 

June 2018 had 21 new homes selling for an average price per sqft of $140 up from the 13 new homes that sold for an average of $139 per sqft in 2017 and the 17 homes that sold for an average of $120 per sqft in June 2016.

Post Falls Existing Homes sold that were built between 2000 to 2018

Volume is up by 10 homes in this age group over last year. The average price per sqft is also up by $14 per sqft over June 2018.

53 Homes sold in Post Falls that were built pre 2000. They sold for an average price per sqft of $164 with average days on market of 55 days.  The average lot size was .20 acres and the homes sold this month for 98% of the original list price. 

The high seller was a home in Prairie Meadows selling for $233 per sqft and the low seller this month was a Fieldstone home selling for $107 per sqft. 

June 2018 had 43 homes selling for an average price per sqft of $150 with an average of 48 days on the market.

June 2017 I was still lumping all existing homes together so your existing homes had 100 total homes on city lots selling for an average price per sqft of $128 with 83 days on market.

Post Falls Homes Built from 2000 to Current For Sale

Post Falls  Existing Homes Sold that were built between 1980 to 1999

Volume is up by 10 homes in this age group. The average price per sqft is down by $3 per sqft and the average days on market have increased by 11 days.

35 homes sold in June 2019 that were built between 1980 and 1999.  They sold for an average price per sqft of $150 with average days on market of 56. The average lot size was .22 acres and they sold for 97% of original list price this month on average. 

The high seller this month was a Montrose home selling for $213 per sqft and the low seller this month was a Mtn View Terrace home selling for $84 per sqft.  The average this month would have bought about half or more of the homes handily. 

June 2018 had 25 homes selling in this age group for an average price per sqft of $153 with average days on market of 45 days. The average lot size was .19 acres this year.

Homes sold in this age group are up by 8 homes and prices are up by $4 per sqft over last June.

14 Homes sold in June 2019 that were built prior to 1979. They sold for an average price per sqft of $129 with an average of 49 days on the market.  The average lot size was .26 acres.  They sold for 96% of original list price. 

The high seller was a home not in a community selling for $274 per sqft and the low seller was a Falls River home selling for $66 per sqft.  Homes sold this month included Pinevilla, Drumhellers and more. 

June 2018 had 8 homes selling for an average price per sqft of $125 with an average of 60 days on the market. The average lot size this month was .32 acres.

Homes on acreage prices are up in all lot sizes this month over last June 2018. We had 5 homes on acreage sell this June 2019 down by half over the 10 homes that sold last June 2018.

Homes on 1 -3  Acre

One home on an East Greenacres lot that was on 1 acre.  It sold for $189 per sqft and was on the market for 15 days.  The lot size was 1.11 acres and it sold for 102% of list price.

June 2018 had 4 homes selling for an average price per sqft of $170 with an average of 93 days on market. No 2017 sales.

3 homes on 5 acre lots sold in Post falls in June 2019.  They sold for an average price per sqft of $232 with an average of 59 days on market.  The average lot size was 5.30 acres and they sold for 99% of list price this month. 

June 2018 had 3 homes selling for an average price per sqft of $171 with an average of 72 days on market. June 2017 had 2 homes selling for $175 per sqft with an average of 184 days on market.

One home on a 10-acre lot selling for $263 per sqft it was on the market for 82 days and sold for 98% of original list price. 

June 2018 had 2 homes selling for an average price per sqft of $102 with an average of 146 days on the market. June 2017 also had 2 homes selling for an average of $170 per sqft with 91 days on the market.

No homes over 10 acres for the last several years.

Post Falls Waterfront Homes

Volume held steady with 1 home selling in June. The average price per sqft is down $29 per sqft over last June.

One Waterfront home sale June 2019.  It was a Riverside Harbor home selling for $245 per sqft with 144 days on market.  The lot size was .33 acres and this home sold for 88% of original list price.

Volume is down slightly for Post Falls condos. Prices are up by $13 per sqft over last June.

5 Post Falls Condos selling this June 2019.  They sold for an average price per sqft of $228 with an average of 44 days on market.  They sold for 99% of original list price. 

The high seller this month came out of Post Falls Condos selling for $291 per sqft and the low seller this month was a Skywagon Condo selling for $162 per sqft.

Volume is up for manufactured homes on leased lots by 2 homes. Prices are up by $18 per sqft.

5 Manufactured homes on Leased lots selling this June.  They sold for an average price per sqft of $52 with an average of 37 days on market.  They sold for 92% of original list price.

The high sale this month sold for $65 per sqft and the low sale this month was a Lucky Pines home selling for $25 per sqft. 

June 2018 had 3 manufactured homes selling on a leased lot. They sold for an average of $34 per sqft with an average of 19 days on the market.
