Coeur d’Alene Idaho Market Report for February 2020

February 2020 had 79 homes sell in Coeur d’Alene Idaho. The volume of home sales has increased by two homes compared to February 2019 which had 77 home sales. February 2018 had 96 home sales and February 2017 had 76 home sales.

Coeur d’Alene New Construction

The volume of new construction home sales has decreased by two homes and the average sales price has increased by $1 per sqft. this month compared to February 2020.

14 New construction homes sold in Coeur d’Alene Idaho during February 2020 for an average of $202 per sqft. The average lot size was 0.23 acres.

These homes sold for an average of 99% of the listed price. The high seller of the group sold for an average of $261 per sqft. and was from the Woodlands at Frosty Pine subdivision. The low seller of the group sold for an average of $115 per sqft. and was from the Colonial Place subdivision. 

Home sales in this group include homes from the Garden Grove; O’Brien’s; CDA Place; and The  Trails communities.

February 2019 had 16 new construction homes sell for an average of $201 per sqft.

2018 had 18 new construction homes close at an average price of $165 per square foot and 2017 had 8 New Construction Homes selling for an average price of $167 per square foot.

The volume of home sales in this group has decreased by 10 homes and the average sales price has increased by $17 per sqft. compared to February 2019.

17 Existing homes that were built from 2000-2018 sold in Coeur d’Alene Idaho during February 2020. The average sales price was $189 per sqft. and the average time on the market was 67 days.

These homes sold for an average of 98% of the listed price. The high seller of the group sold for an average of $353 per sqft. and was from the Black Rock subdivision. The low seller of the group sold for an average of $117 per sqft. and was from the Hayden View subdivision.

The volume of home sales in this group has remained the same and the average sales price has increased by $47 per sqft. compared to February 2019.

These homes sold for an average of 99% of the listed price. The high seller of the group sold for an average of $278 per sqft. and was from the Cherry Heights subdivision. The low seller of the group sold for an average of $113 per sqft. and was from the CDA Place subdivision.
