Hayden/Hayden Lake April 2020 Housing Market update

54 Homes sold in Hayden Idaho during the month of April 2020. The volume of home sales is up by four homes compared to April 2019 which had 50 home sales.

There are currently 122 homes on the market, so a little over 2 months of inventory. April 2018 had 53 home sales and April 2017 had 54 home sales.

During the COVID-19 pandemic, we will be sharing the housing inventory in each category so you can see how the real estate market is holding up.

Hayden New Construction

The volume of new construction home sales has increased by 7 homes and the average sales price has increased by $17 per sqft. compared to April 2019. There are currently 22 new construction homes on the market, so about a month and a half of inventory.

15 New construction homes sold in Hayden Idaho during the month of April 2020 for an average of $189 per sqft. The average lot size was 0.19 acres.

These homes sold for an average of 102% of the listed price. The high seller of the group sold for an average of $274 per sqft. and was from the Stone Creek subdivision. The low seller of the group sold for an average of $109 per sqft. and was from the Carrington Meadows subdivision.

Home sales in this group include houses from the Loch Haven community.
