Spirit Lake Idaho February 2018 Monthly Housing Update 83869

Spirit Lake Idaho currently has 35 homes for sale on the active market.  Of those homes, 7 are pending.   Leaving us with 2 1/2 months worth of inventory if our sales hold steady at the current volume we sold this month.   We sold  11  homes this February 2018 compared to 9 home sales in February 2017.  Volume up by 2:)  Still a seller’s market!


New Construction

2018 February  4 New Construction homes got finished up and closed.  We will be starting to see a decline in the New Construction as the sewer moratorium stays in effect.  These new homes sold for $146 per square foot. All Daum built and  All on .16 of an acrePrices are up on them $16 per square foot compared to 2017.

2017 had 5 New construction homes sell  3 of those were built by Daum Construction on .16 acre lots all 1200 sq ft and they sold for  $130 per square foot.  One new home on .32 of an acre built by Cornett Homes selling for $120 per square foot and 1 home on .97 acres in Spirit Lake 1st Add selling for $164 per square foot.

Existing Homes on City Lots

Existing Homes on City Lots volume is up.  3 homes on existing lots sold.  The average price per square foot was $115 per square foot.  Average days on market were 34 days.  Was a cash one that brought that number down otherwise we would be looking at about 45 days.  Prices were across the board on these to come up with that average.  One home in this bunch had been totally gone thru and actually sold for $143 per square foot the other 2 needed work and sold for $105 per square foot.  Really one of those examples where condition really counts.

We had 1 home sell in February 2017 on an existing lot.  It was in Spirit Lake 1st add was on .98 of an acre and sold for $156 per square foot.  Days on market were 133.

Existing Homes on 5 Acre Lots

2018 February Homes on 5 acre lots.  We had 2 homes on 5 acre lots sell this February.  1 home in Treeport Subdivision had to be sold prior to putting it on the mls as its days on market are 1.  It sold for $273 per square foot.   Treeport price up substantially from the 2017 home.

The other 2018 home was a manufactured home on 5 acres it was on the market for 124 days and sold for $145 per square foot.

2017 February had 1 home on a 5 Acre lot sell.  Home was in Treeport.  Was on the market for 123 days and sold for $105 per square foot.



Existing Homes on 10 acre lots

February 2018 homes on 10 acres.  We had 1 home in Spirit Lake East Sell it sold for $110 per square foot and was on the market for 98 days.  

February 2017 had 2 homes sell on 10 acre lots.  Both Homes were in Spirit Lake East.  They averaged 83 days on market and sold for an average price of $113 per square foot.


Spirit Lake Waterfront Properties

February 2018 we had 1 Waterfront home sell it was in the Shaw and Bordens Subdivision had 115 feet of waterfront frontage and that property sold for $160 per square foot.  Was on the market for 494 days.  Lot size was .6 acres.  No 2017 waterfront properties this month.
