Hayden Lake Idaho Home Values for February 2018
Volume is down a pretty fair amount from February 2017. February 2018 we sold 28 homes in Hayden and Hayden Lake Combined. February 2017 we sold 41 Homes. So down a dozen homes. We currently have 144 homes on the Hayden and Hayden Lake market. Of those 144 homes, 32 are pending. That leaves us at 4 months worth of available Inventory. We are still in a Seller’s market at 4 months worth of inventory we had 3 months worth of inventory last month of the homes sold so we are creeping up in inventory in Hayden. This bears watching for if we hit 6 months worth of inventory we will just be tipping into a balanced market. Anything under 6 months worth of inventory is still a seller’s market. But if you are on the fence about selling you will do your best in a seller’s market.
Hayden New Construction Results
February 2018 had 5 new Construction Homes sell. They average $189 per square foot. Average lot size was .36 Prices up about $29 per square foot. Some of the new Construction was done in Country Hollow and Forest Ridge.2017 February 6 New Construction Homes sold. The Average price per square foot was $160 and the average lot size was .25 acres.
Hayden Existing Home Sales
February 2018 Existing home sales came in at 16 Homes down 5 Houses. The average price per square foot was up at $142 per square foot with average days on market being 68 days. Some of These homes were in Rosenberger, Strawberry Fields, Stoddard and Grouse Meadows. February 2017 had 21 Existing Homes sell. They averaged 83 days on the Market and sold for an average price of $136 per square foot.
Homes on 1-2 Acres Selling in Hayden Idaho

February 2017 had 3 homes sell on 1-2 Acres. They sold for an average price per square foot of $150 and averaged 144 days on Market. Average lot size was 2.3 acres
Hayden Homes on 5 Acre Lots
No February 2018 sales.
February 2017 had 2 homes selling on around 5 acres. Average lot size was 5.77 Acres. Homes averaged 126 days on Market and sold for $153 per square foot.
Hayden Homes on Large Lots
No February 2018 Sales.
February 2017 saw 2 properties sell on large lots. One was a view of Hayden Lake home that was on 18.28 acres selling for $128 per square foot. Was on the market for 316 days.
The other property was on 30 Acres 272 days on market and sold for $200 per square foot.
Hayden Lake Waterfront Properties
February 2018 we had 2 Homes on Hayden Lake sell. One selling on Rollins Lakeshore for $646 per square foot. 32 days on Market. And one in Hayden Lake Park selling for $390 per square foot. This one was on the market for 158 days.
2017 February had 3 homes sell on Hayden Lake. 2 of the homes averaged $209 per square foot. The other home was a small decked out cabin that sold for $554 per square foot. It was on the market for 356 days.
Hayden Manufactured homes on Leased Lots
February 2018 we had 2 Manufactured homes selling on leased lots. One in Heatherstone and the other in Hayden pines. They averaged $63 per square foot and 142 days on market.
February 2017 saw 4 homes selling this month. They averaged 95 days on market and sold for an average price of $69 per square foot.
Condos in Hayden Lake
2018 February Condos held steady at 1 Condo selling this month. it was a Loch Haven Hills condo and went for $134 per square foot. 74 days on Market.
2017 February had 1 condo sell it went for $144 per square foot and was on the market for 35 days. It was in Honeysuckle Glade
