Post Falls February 2018 Monthly Home Values

 

February Home sales held pretty steadily from last year volume wise with 73 homes selling this February 2018.   2017 February 74 Homes sold in Post Falls Idaho.  Prices are up in most categories.   There are currently 222 Active listings in Post Falls.  Of those 70 are pending, leaving us with 152 homes currently available. Or about 2 months worth of inventory.  Still very much a seller’s market in Post Falls.

 

 

New Construction Sales in Post Falls Idaho

New Construction volume is up a little with 25 New Homes closing the month of February.  They averaged $141 per square foot.  Prices up about $13 per square foot.  Or a little better than a dollar a month.  It doesn’t pay to wait when you are wanting new construction.  You’re always at least 6 months out on a new build and your always better to lock your price in sooner than later.   These new home sales were in Tullamore, Crown Pointe, and North Place predominantly.

2017 had 20 New Construction homes close in the Month of February.  Those homes sold for an average sales price of $128 per square foot.  Average lot size was .18 acres.

Post Falls Idaho Existing Home Sales

35 Existing Homes sold February 2018 in Post Falls. 

We had 16 homes built in the year 2000 to 2016.  These homes sold for an average price of $131 per square foot.  Average days on market were 54 days.   Average lot size was .19 acres.  Subdivisions included Woodbridge, Syringa Court, Crown Pointe, and Fieldstone.

We had 19 homes sell that were pre-2000 these homes averaged $122 per square foot with an average of 75 days on market and an average lot size of .23 acres.  These included Riverside Harbor, Prairie Ridge and Pinevilla were the larger volumes this month.

February 2017 had 36 homes sell in Post Falls  These homes sold for an average price per square foot of $125.  They spent an average of 84 days on market and the lot size was .22 acres.  Existing home prices not seeing much change in price but substantially fewer days on market.

 

Post Falls Homes on 1 Acre

No February 2018 sales in this category.

February 2017 we had 3 homes on 1 acre lots sell.  They sold for an average of $149 per square foot.  Averaged 93 days on market and the average lot size was .98 acres.

 

Post Falls Homes on 5 Acre Lots

February 2018 2 homes on 5 acre lots sold this month.  They average 5 acres exactly for acreage.    The average price was $204 per square foot and average days on market was 160 days. 

February 2017 sold 5 Homes on 5 acre lots.  They averaged out to $141 per square foot.  48 days on market for an average and the average lot size was 4.92 acres.

 

Post Falls Homes on 10 Acres

February 2018 held steady over last year with also 2 homes selling.  The homes averaged 9.5 acres and sold for $161 per square foot.  Average days on market were 141.  Prices down a little on the 10-acre parcels over last year.

February 2017 we had 2 homes sell.  Average lot size was 9.94 acres with an average price per square foot of $175.  One was listed as sold so days on market are skewed for this month.

 

Post Falls Waterfront Properties

2 Waterfront Properties sell this February 2018.  The 2 properties were built in 1998 and 1977 respectively.  The 1998 property on .34 of an acre in Falls River sold for $138 per square foot.  The other property on 1.8 acres also fronting the Spokane River sold for $198 per square foot.

Post Falls Condos

Condos also held steady on the market for volume with 4 condos selling this February 2018.  They sold for an Average square foot price of $123 up about $14 per square ft from last year. These condos were in Prairie View Terrace and Luna Ridge.  Average days on market were 68 days.

4 Condos sold February 2017.  These condos average $109 per square foot.  Average days on market were 75 days.

 

TownHomes

No 2018 Townhomes Sales in Post Falls this February 2018.

One Townhome in River Run for February 2017.  It sold for $105 per square foot.  42 days on market.

 

Post Falls Manufactured on Leased Lot

2018 February  Manufactured homes on Leased lots we sold 2 in Post Falls this month.  They sold for $16 per square foot. Average days on market were 43 days.

2 Manufactured homes selling February 2017.  These 2 homes averaged 178 days on market and sold for $24 per square foot.
