Twenty Five New Construction Homes sold this October 2017 these homes were on an average lot size of 0.19 acres and sold for an average price of $133 per sq ft. They were on the market for an average of 204 days. Most of these properties are located in North Place, Crown Pointe, Arnold Estates, Foxtail, Whiskey Flats, Tullamore, Viking Estates, Obsidian Acres and Northern Plains Subdivisions. In 2016, 30 new construction homes were sold and were on an average lot size of 0.18 acres. They closed in 142 days and sold for $138 per sq ft. The volume is down slightly this month.
Existing Homes on City Lots
Homes on Existing lots we sold 71 properties this month on an average lot size of 0.21 acres. The properties were sold for an average price of $132.2 per sq ft and were on the market for an average of 62 days. These homes are in Crown Pointe, Montrose, Foxtail, Tullamore, Arnold Estates, Vineyard, Crossings, Fieldstone, Greenside Vista, Jasper Meadows, Woodbridge, Parkview, River Park, Greensferry Landing, Riverside Harbor, Hunters Glen, Dawns Place, Prairie Falls, Lilac Place, Prairie Ridge, Stetson Place, Highland Park, Windwood, Pioneer Ridge, Singing Hills, Harmony Place, MtnView Terrace, Bentley Village, East Greenacres, Kings, Kellogs, Central, Avalon Est, Drumheller, and Post falls Subdivisions. These three homes averaged 0.67 acres and sold for $164 per sq ft. They were on the market for 67 days on average. All of these properties are located in Prairie Meadows Subdivision.In October 2016, 3 homes on half an acre to 3/4 homes were sold. They averaged 0.72 acres, was on the market for 54 days, and sold for $129 per sq ft. Volume the same but prices up tremendously.

Homes on 10+ Acre Lots
Two Homes on 10+ acre lots sold in October 2017 these homes averaged 12.48 acres and sold for $162.44 per sq ft. Days on Market were 90 days on average. No comparables for October 2016.
Manufactured Homes on Rented Lots
These 9 properties were on the market for less than two months. Only 52 days on average! They were sold for $41.3 per sq ft. Most of these are in Camelot Est (7 properties), Lucky Pines (1) and another property in Chateau. The previous year, only 1 1972 property was sold for $16.02 per sq ft. The numbers went up by 8!

One Spokane River Waterfront this October 2017. This home sold for $975K in 172 days. This beautiful waterfront home was built in 2006 and sold for $305.36 per sq ft. No October 2016 waterfront sales to compare to.
