We had 2 ranchers selling for an average price per sqft of $178 with average days on market of 124.  All of these were a 3/2/2  Both of these homes were built in 2006.

Multi-story

1 Multi-story home built in 2016 selling for $135 per sqft on average.  It was a 4/2.5 with a 4 car garage.  It was on the market for an average of 121 days.

Rancher on a Basement

One new construction home selling for $109 per sqft on average. It was a 4/3/3 and on an average of 0.46 acre lot.  Home is built by CH Homes.

4th Quarter 2018

5  Ranchers sold this 4th quarter in Skyline Meadows.

They sold for an average price per sqft of $183 with an average of 60 days on the market.  The average lot size was .21 acres.  They were all 3/2 with 2 car garages other than 2 one had no garage and the other had a 4 car garage.

The high seller this quarter went for $201 per sqft on average and it was a 3/2/2 and the low seller this quarter was also a 3/2/2Most of these homes this quarter were 2005 and 6 builds with 1 2013 build

One Split entry home selling for an average price per sqft of $132.  It was on the market for an average of 66 days.  It was built in 2008 and was a 4/2/2 on .21 of an acre.  The home sold on an FHA loan.

3rd Quarter 2018

3rd Quarter of 2018 for Skyline Meadows had 6 homes sell.

5 Ranchers sold for an average price per sqft of $178.  With average days on market of 56 days.

They were all 3/2 with a 2 car garage except for 1 which had a 4 car garage. The average lot size was .24 of an acre.

You did have a little bit of a range on these this quarter with your high seller going for $208 per sqft on average and your bottom seller going for $145 per sqft on average.

One Multi-Story home this quarter.  It was a 4/2.5 with a 2 car garage.  It sold for an average price per sqft of $139 with an average of 40 days on the market.  The average lot size was .28 of an acre.

2nd Quarter 2018

10 Homes sold during the 2nd quarter in Skyline Meadows.

6 Ranchers that sold for an average price per sqft of $165 with average days on market of 60 days and the average lot size of .27 acres.

4 of those were 3/2 with a 2 car garage.  You had 1 that was a 4/3 with a 3 car and 1 that was a 3/2.5 with a 3 car garage.

You did have a little bit of a range on the prices on these with your newer builds (2013) being the high sellers of this category this quarter and selling for an average of  $187 and $195 per sqft on average.  Your lower end of this spectrum was a 2006 build coming in at an average of $152 per sqft.  Condition and Amenities!

One Rancher with a basement sold this quarter it was a 5/3 with a 2 car garage selling for an average price per sqft of $105It was on the market for an average of 45 days. 

One Split Entry home selling this quarter it was a 5/3 as well with a 3 car garage selling for an average price per sqft of $118It was on the market for 81 days on average.  

And 2 Multi-Story homes one being a new construction home built by TAKU it sold for an average price per sqft of $177 and was a 4/2.5 with a 2 car garage.

The other multi-story home was a 2008 model and went for an average price per sqft of $153 and was on the market for an average of 73 days.  It was a 3/2.5 with a 2 car garage.

1st quarter 2018

4 Homes sold this 1st quarter of 2018 in Skyline Meadows.

One single level with a bonus room over the garage on a larger shop lot.  The lot is a .37 acre lot.  This home is new construction and was a 4/3 with a 3 car attached garage.  Home sold for $141 per square foot on average.  It sold on a conventional loan.

3 Single level homes (Ranchers)  sold this quarter also.  The most expensive per sq ft was an alley access property with RV parking.  That home spent an average of 40 days on the market and sold for $182 per square foot on average.  It was 1256 sq ft a 3 bed/ 2 bath with a 2 car garage.

The other 2 homes were built in 2006 and 2008 they sold for an average of $174 per sq ft for one of them and $175 per square foot on average for the other.  The 174 priced one was 1407 sq ft.  3/2 with a 2 car garage.  This home was built in 2006 and sold for cash.  The other home that sold for $175 per sq ft was a 3/2 1200 sqft 2 car garage average of 45 days on the market.  That home was built in 2008.

2017 Home Sales in Skyline Meadows Subdivision

You saw the price of New Construction basically go up at minimum $1 per month per sq foot thru out the year on average.  Existing Homes: I think you can safely say they have gone up anywhere from $10-$20 per square foot on average depending on the condition of the home.  Not many investments you can make right now that can grow between 5 and 10% per year.

4th Quarter of 2017 (Oct-Dec)

11 Homes Sold this Quarter

6 Single Level Ranchers built (2 in 06, 1 in 05, 1 in 07 and one in 2013)  They sold for an average sales price of $159 per square foot.  They were all 3/2 with a 2 car garage.  3 of them sold for cash, one on a conventional loan and one was a 1031 exchange.

1 Multi-level home (rancher with a basement) that home was a 5/3.5  with a 2 car garage.  Home sold for an average of $103 per square foot for a net sales price.

1 Multi-Story Home  Built in 2006 home was a 3/2.5 sold on a conventional home for an average of $141 per square foot.

3 New Construction Homes

1 Rancher that was a 3/2 with a 4 car garage selling for an average of $195 per square foot.

1 Rancher with a bonus room 3/2.5 with a 3 car garage selling for  an average of $157 per square foot

and 1 Rancher with a Bonus Room 3/2.5 with a 2 car garage and a 24×24 shop. That one came to an average of $165 per square foot after buyer closing costs.  

 

3rd Quarter of 2017 (july-Sept)

8 Homes sold this quarter

One Rancher with a bonus room home was built in 2008 3/2 with a 3 car garage 2446 sq ft.  Sold for $154 per square foot on average.  Sold on a conventional loan no buyers paid closing costs.

3 Single level Ranchers  2 built in 2006 and 1 built in 2008 the 2 built-in 2006  were about 1550 sq ft and the 2008 home was 1200 sq ft.  They were all 3/2 with a 2 car garage.   They were on an average lot size of .29 and an average sales price of $161 per square foot.  The 2006 built homes sold on a conventional loan and the 2008 one sold on an FHA loan.

2 New Construction

1 was a single level rancher a 3/2 on a .19 acre lot.  It sold on a conventional loan for an average of $161 per square foot.  It was a 3/2 with a 2 car garage built by Monogram.

The other was a rancher with a bonus room over the garage it was a 4/2 with a 3 car garage and it sold for an average of $136 per square foot.  No buyer paid closing costs paid on either one of these.

We also had 1 multi-level home sell this quarter it was a 3/2.5 with a 2 car garage on a .2 acre lot built in 2006.  This one sold for an average of $130 per square foot.  It was sold on a Rural Development Loan.

And last but not lease 1 daylight Rancher that was a 3/2 on a .21 acre lot with a 2 car garage.  It sold on an Idaho Housing loan.   The sales price was an average of $170 per square foot. That one did sell the end of September so I think we can guess where the 4th quarter will be going.

2nd Quarter of 2017

7 Homes sold during the 2nd Quarter of 2017 ( April-June)

We had 3 Ranchers that were 3 bed 2 baths with 2 car garages.  They were built 2006,2009 and 2013.  Average size lot was .24  total sq ft were 1200-1600 sq ft.  These 3 homes had no Buyer paid incentives for their sales.  One sold VA one FHA and one Conventional.  The average sales price was $149 per square foot. 

3 New Construction Homes

One was a Rancher with a Bonus room over the garage.  4 bed 2 baths with a 3 car attached garage.  No buyer paid incentives and sold for an average of $150.48 per square foot.  

2 Single Level Ranchers one a 4/2 the other a 3/2 – both with 3 car garages.  The finishes made a big difference in these.  The 4/2 sold for an average of $153 per square foot and the 3/2 sold for an average of $135 per square foot.  

The final home was a 2005 Split Entry home that was a 5 bed 3 bath with a 2 car garage.  Home sold for an average sales price of  $99 per square foot.  The home did sell on an Idaho Housing loan.

1st qtr of 2017 ( Jan -March)

2 Homes sold in the 1st quarter of 2017.

One is a new home built by Monogram that was sold on a VA loan – the home sold for an average of $150.52 per square foot. This home was a single level rancher on a .25 acre lot with a bonus room over the garage and an attached 3 stall garage.  4 bed 2 baths.

The other home was a tri-level home that was built in 2009  .3 acre lot 2 bed 1 bath 2 car garage sold on a Rural Development loan for an average price of $136 per square foot.
