1st Quarter 2019

6 Homes sold in Black Rock during the 1st Quarter of 2019.

Compared to Last year 1st Quarter Volume is up by 4 homes.  Average price per sqft is down slightly with a couple of homes selling a little low.  When I look thru the total price per sqft I don’t think the average this quarter is a true reflection of the market.  For the most part to go buy a home in Black Rock you are going to still want to budget for around $280k per sqft.  ( That is my opinion for now.  If we carry on this way next quarter than I reserve the right to adjust this thought)

Daylight Rancher:

One Daylight Rancher selling for an average price per sqft of $192 with an average of 293 days on market.  The average lot size was .67 acres on this home.

2004 Built 3/3.5/3.

This home sold for 73% of the original list price. 

Multi-Story Homes

5 Homes selling for an average price per sqft of $240 with an average of 124 days on market.  The average lot size was .42 acres.

Your high seller this quarter was a 4/4/2 on a .21 acre lot selling for $325 per sqft and your low seller was a 4/5/2 selling for $135 per sqft This home was on a .55 acre lot. 

These homes sold this quarter for 86% of the origional list price. 

4th Quarter 2018

4 Homes sold in Black Rock during the 4th Quarter.  All 4 homes sold for cash this quarter as well.

Multi-Story

2 Multi story homes selling for an average price per sqft of $313.

One was a 3/3.5 with a 2 car garage built in 2003 it was on the market for 399 days.  .27 of an acre.  The other home was a 2005 build on .21 of an acre and it was a 4/4 with a 2 car garage 76 days on market.

One Multi-story home on 3.55 acres selling for $416 per sqft.  it was on the market for 328 days and was a 4 bed 6 bath with a 3 car garage.  It was a 2007 build.

Rancher with Basement

One rancher with a basement selling for $337 per sqft It was on the market for 368 days.  The home was a 4/4.5 with a 3 car garage and on .35 of an acre.

6 Homes sold during the 3rd Quarter of 2018 in Blackrock.  2 Ranchers, 1rancher on a basement and 3 Multi-story homes.

Single Level Rancher

The Ranchers you had a 2/2.5 with a 1 car garage selling for an average price per sqft of $402.  It was on the market for 62 days built in 2006.

Your other rancher was 2005 3/3 with a 2 car garage selling for an average price per sqft of $362 it was on a .63 acre lot.  Days on market were 127.

Rancher on Basement

Daylight rancher was a 4/4.5 with a 2 car garage selling for an average price per sqft of $383 it was on the market for 108 days and was on a .37 acre lot.

Multi-Story

Multi-Story Homes, You have a pretty good range on them this quarter.  Your overall average price per sqft was $332 with an average of 84 days on the market.

Your low sale in this group was a 2005 build that was a 4/4.5 with a 1 car garage selling for $286 per sqft. It was on the market for 125 days.

The high sale was a 4/4 with a 2 car garage selling for $376 per sqft it was on the market for 79 days.

And the middle came in at $340 per sqft with 48 days on market it was a 3/3.5 with a 2 car garage.  48 days on the market.
