1st Quarter 2019

8 Homes selling in Hawks Nest in the 1st Quarter.

  Multi-Story Homes

We had 4 Multi-story homes selling in the 1st quarter.  They were all 4/2.5 with a 2 car garage.

They sold for an average price per sqft of $122 with an average of 57 days on the market.

Most of these homes were built in 2007 with 1 built-in 2013.

The high seller this quarter sold for $161 per sqft and the low seller sold for $91 per sqft. 

These homes sold for 97% of the origional list price.

Single Level Ranchers

4 homes selling this 1st quarter in Hawks Nest.

They sold for an average price per sqft of $208 with an average of 41 days on the market. 

We had 2 homes that were 3/2/2 one that was a 3/2/3 and one that was a 2/2/2 the high seller was the 2 bedroom home coming in at $219 per sqft and the low seller was a 3/2/2 that sold for $198 per sqft.

Ranchers sold this quarter for 99% of original list price. 

4th Quarter 2018

Split Entry Homes

One split entry selling for $132per sqft with 75 days on market.  This sale was a 2003 build that was a 4/3/2

Tri-Level Homes

One tri-level selling for $174 per sqft with days on market coming in at 167.  This home was a 1998 build that was a 4/2/2

3rd Quarter 2018

11 Homes sold in Hawks Nest during the 3rd Quarter.  5 Multi-story homes, 5 Ranchers and a Tri-level home.

The 5 Multistory homes sold for an average price per sqft of $153 and were on the market for an average of 33 days.  The average lot size was .20 acres. 

These were all 3-5 beds 2.5 bath and 2-3 car garage.  Your high seller was a 4/2.5 with a 2 car garage coming in at $176 per sqft.  Your low seller of the quarter was the only 5/2.5 with a 3 car garage.  It sold for an average price per sqft of $124. 

The 5 Ranchers sold for an average price per sqft of $198 with an average of 45 days on market.  The average lot size was .18. 

They were all 3/2 with a 2 car garage this month.  Only 2 of these homes this quarter sold for more than asking price.

One tri-level this quarter.  It sold for an average price per sqft of $163 and was on the market for 35 days. 

It was a 3/2 with a 2 car.

2nd Quarter 2018

11 Homes sold in Hawks Nest during the 2nd Quarter.  We had 4 Multistory homes a Rancher with a Bonus room over the garage and 6 Ranchers.

The Multi-story homes sold for an average price per sqft of $135 with average days on market of 78 days. 

Your range in here this quarter had your high seller coming in at $166 per sqft and your low seller coming in at $93 per sqft.  I would budget closer to the $166 per sqft market if one of these was on my radar for purchase. None of these sold for more than the asking price.

The rancher with the bonus room sold for an average price per sqft of $154 with average days on market of 66 days.  It sold for $6k over asking prices. 

  The 6 Ranchers sold for an average price per sqft of $198 with average days on market of 43 days.  These homes were predominantly 3/2 with a 2 car garage.

This whole group or ranchers had 4 ranchers sell for more than asking price.  Overall this group sold for about $10k over asking price.

1st Quarter 2018

13 homes sold in Hawks Nest in the 1st Quarter of 2018.  7 Multistory homes and 6 Ranchers.

The Multi-story homes sold for an average price per sqft of $110 and were on the market for an average of 59 days. 

You had a little variation in there with your high seller coming in at $153 per sqft and your low seller coming in at $93 per sqftYour average price per sqft would have more than bought more than half of these homes.

  The ranchers sold for an average price per sqft of $183 and were on the market for an average of 39 days.

  Your high seller in here came in at $203 per sqft and your low seller came in at $155 per sqft.  I would recommend budgeting $195 per sqft and you can buy most any of the homes sold this quarter.

The smaller the rancher the more per sqft it sold for.  2 of the ranchers sold for more than asking price.  and One of the multi-story homes sold for more than asking price.
