1st Quarter 2019

12 Lake Forest homes selling this 1st Quarter.

2 New Construction homes sold in the 1st Quarter of Anthem at Lake Forest. 

One Multi-Story

This home sold for an average price per sqft of $151.  It was a 3/2.5 with a 2 car garage.

Rancher:

One single level Rancher selling for an average price per sqft of $189 it was a 3/2/2.

Lake Forest West

  2 Split Entry homes

Split Entries in Lake Forest selling for an average price per sqft of $132 they were on the market for an average of 159 days.

Both of these homes were 5/3/2.  One built-in 2003 and the other in 2001. 

3 Multi-Story

3 multi-story homes selling for an average price per sqft of $167 with average days on market of 38 days.

The high seller of these was a Lake Forest West home selling for $180 per sqft and the low seller was a Lake Forest Town House coming in at $145.

  4 Ranchers

4 Ranchers this 1st quarter 3 of the new construction and one that was built in 2014.

They sold for an average price per sqft of $207 with average days on market of 210 for the 2014 home.

These were all 3/2 with 2 or 3 car garages.

One new construction built by Hallmark Homes selling for an average price per sqft of $173.  This home was a 3/2/2

 

4th Quarter 2018

15 homes sold in Lake forest during the 4th quarter.

Multi-Story

7 Multi-story homes sold.  5 of them were new construction and they sold for an average price per sqft of $154.  All of them were in Anthem at Lake Forest.

2 Existing Lake Forest Townhouses selling for an average price per sqft of $150 with an average of 42 days on market.  These were both 3/2.5 with a 1 car garage on .05 of an acre.  They were both built in 2006.

Rancher with a bonus room

One 2014 home selling for $177 per sqft.  It was on the market for 41 days and was a 3/2.5 with a 3 car garage.

Ranchers

7 Ranchers sold this quarter.

6 new construction homes selling for an average price per sqft of $209.  Your high seller this quarter sold for $217 per sqft and the low was $193 per sqft.  Average might leave you short a few dollars per sqft of owning most of them.  I would budget closer to $215.

One Existing home selling for an average price per sqft of $192 with an average of 24 days on market. It was a 3/2/2 and built in 2001.

3rd Quarter 2018

19 homes sold during the 3rd Quarter in Lake Forest.  11 New Construction, 4 existing homes, and 4 townhomes.

Of the New Construction, we had 1 Rancher with a bonus room selling for an average price per sqft of $157 it was a 3/2/2 on .22 of an acre.

10 single level ranchers selling for an average price per sqft of $196.  They were on an average lot size of  .24 of an acre.

3rd Quarter (Lake Forest West)

3rd Quarter had 1 multi-story home selling for an average price per sqft  $153. 

It was a 4 /2.5 with a 2 car garage built by Hallmark

Existing Home Sales

Existing Homes had 3 Ranchers sell.  They sold for an average price per sqft of $164 which got pulled down tremendously this quarter by a low sale going for $124 per sqft.  You pull out the low sale and your average is $203 for the quarter.  The average days on market was 60 days.  They sold for 99% of list price this quarter.

One Split entry home selling for an average price per sqft of $129 it was on the market for 47 days.  It sold for list price.

4 Townhomes selling for an average price per sqft of $135.  They were on the market for an average of 44 days.  The townhomes sold for 96% of list price this quarter.

 

2nd Quarter 2018

14 Homes sold in Lake Forest during the 2nd Quarter of 2018.  6 New Construction, 2 Townhomes, and 6 Existing Homes.

Of the New Construction One Multi-Story home selling for an average price per sqft of $137.  It was on a .20 acre lot.  One Rancher with a bonus room over the garage it sold for an average price per sqft of $190  it was a 3/2/2.   And 4 Ranchers selling for an average price per sqft of $184.

Existing Home Sales

2 Existing Townhomes sold both built in 2006 and multi-story.  They sold for an average price per sqft of $147 with an average of 50 days on the market.  They were both 3/2.5 with a 1 car garage.  They sold for 98% of list price

Existing homes had 2 Multi-Story homes sell.  They sold for an average price per sqft of $154 with an average of 114 days on market.  They were both 3/2.5 with a 2 car garage average of size was .23 acres.  They sold for 98% of list price.

One Rancher with a bonus room it sold for an average price per sqft of $156 with an average of 47 days on the market. It was a 3/2 with a 2 car garage.  Built-in 2001.  Selling for list price.

3 Ranchers selling for an average price per sqft of $193.  Average days on market were 55 days all were a 3/2 with either a 2 or 3 car garage.  The average lot size was .20 acres.  ( 2 of these were 2015 build and 1 was 2001)They also sold for list price this quarter.

2nd Quarter (Lake Forest West)

2nd Quarter had 4 Multi-story homes sell for an average price per sqft of $144

All new Construction built by Hallmark homes.  The average lot size was .14 acres.

1st Quarter 2018

14 Homes sold in Lake Forest during the 1st Quarter of 2018.  10 New Construction homes and 4 Existing homes.  2 of those were townhomes.

Of the New Construction 7 of them were Multi-Story homes selling for an average price per sqft of $145.  They were on an average lot size of .15 acres.  All built by Hallmark Homes.

2 Ranchers selling for an average price per sqft of $178 and they averaged out onto a .15 acre lots as well.  And 1 Rancher with a bonus room over the garage.  It sold for an average price per sqft of $196 and was on a .24 acre lot.  All new construction built by Hallmark Homes.

1st Quarter (Lake Forest West)

Anthem at Lake Forest had 5 Ranchers sell in the first Quarter of 2018.

They sold for an average price per sqft of $176.

All new Construction built by Hallmark Homes.  3/2 with 2 car garages.

Existing Home Sales

Existing home sales had 2 Townhomes sell in Lake Forest.  They sold for an average price per sqft of $141 and were on the market for an average of 72 days.  They were both 3/2.5 with a 1 car garage.  Built-in 2005 and 2006.

The existing home sale had one Multi-story home selling this 1st quarter a 2003 build selling for an average price per sqft of $149 it was on a .25 acre lot and sold in 29 days.

The other home was a Rancher 3/2.5 with a 3 car garage selling for an average price per sqft of $177 and on the market for 17 days.
