But if you take my average price per sqft numbers and match the style of home that you are interested in – find the square footage of your home. Multiply that square footage by the average price per sqft and you will start coming up with some numbers for your home in question.

I do try to give you the high and the low each quarter as well so you can compare to that as well.

4 Multi-level homes sold during the 2nd quarter for an average of  $135 per sqft and spent an average of 87 days on the market. The average lot size was  0.18 acres. These homes sold for an average of  97% of the listed price and have an average of 4 bedrooms and 3 bathrooms.

1st Quarter 2019

4 homes selling in the Princetown at Waterford community during the 1st quarter.

One 2009 built rancher selling for an average price per sqft of $197 with an average of 35 days on market.

Multi-story homes

3 multi-story homes selling all built in 2009.  They sold for an average price per sqft of $137 with an average of 119 days on the market.

The low seller was the 4/2.5/2 selling for $119 per sqft and the high seller was a 3/2.5/2 selling for $151 per sqft.

2 Ranchers with bonus rooms over the garage selling for an average price per sqft of $163.  They spent an average of 84 days on the market and sold for 97% of list price.

5 multistory homes selling for an average price per sqft of $141 with an average of 81 days on the market.  They sold for 98% of the original list price.

All were 4 bedrooms with 2.5 or 3 baths.   The high seller of this group had a 2 car garage and sold for $175 per sqft.  The low seller sold for $128 per sqft also with a 2 car garage.

Ranchers:

6 single level ranchers sold this quarter for an average price per sqft of $187 with an average of 39 days on the market.  They sold for 104% of the original list price. 

They were all 3/2 with either a 2 or 3 car garage.  The high seller of this group sold for $212 per sqft and the low seller sold for $154 per sqft.  With that low one in the mix, I think you would want to plan on buying or selling in the $205 range up to the $210 on average condition of the home depending of course.

Split Entry

One split entry home this quarter selling for an average price per sqft of $159 with an average of 47 days on market.

It sold for 101% of list price.  it was a 3/3/2 built in 2004.

4th quarter of 2018

14 homes sold during the 4th quarter in The Landings at Waterford.

Multi-Story homes

8 Multi-story homes sold this 4th quarter for an average price per sqft of $127 and an average of 82 days on market.

You had a couple of really low sellers this quarter to pull the average down.  Your high was a 2004 build selling for $166 per sqft it was a 4/2/2 your low and you had a couple of them sold for $97 per sqft.  If you are planning on buying or selling a multi-story that is in good condition I would lean more towards $145 to $160 per sqft.  Condition and amenities of course making a difference.

Rancher with a Bonus Room over the Garage

2 Homes selling that were ranchers with a bonus room.  They sold for an average price per sqft of $159 with an average of 46 days on the market.

The high seller of this group was a 3/2/2 selling for $168 per sqft and the lower sale was a 4/3/2 selling for $151 per sqft.

Ranchers

4 Ranchers sold this 4th quarter selling for an average price per sqft of $179 with average days on market of 40 days.

The average this quarter would buy all of the homes except your high seller that sold for $221 per sqft it was a 3/2/3 on .27 of an acre and was a 2008 build.

3rd Quarter 2018

19 Homes sold in the landings during the 3rd quarter.   One Rancher on a basement, 9 multi-story, one Rancher with a bonus room over the garage and 8 Ranchers.

Rancher with a Basement

The rancher with a basement sold for an average price per sqft of $105 and was on the market for an average of 68 days. 

It was a 4/2/2 built in 2013.

Multi-Story Homes

  The 9 multi-story homes sold for an average price per sqft of $149 and were on the market for an average of 53 days.  The average lot size was .27 acres.

Your high seller this quarter was a 3/2/2 selling for $180 per sqft and the low was a 4/2.5/2 coming in at $128 per sqft.

  Budgeting $165 per sqft would have bought you almost all of them and the average would get you the bottom half. 

Rancher with a Bonus Room over the Garage

1 Rancher with a bonus room selling for an average price per sqft of $169 with an average of 48 days on market.

It was a 4/2 with a 2 car garage and .30 of an acre.

Ranchers

The 8 Ranchers sold for an average price per sqft of $179 and were on the market for an average of 63 days.  Average lot size was .23 of an acre.

The high this quarter was a 3/2 with a 2 car garage selling for $206 per sqft and the low seller was a 4/2 with a 2 car selling for $146 per sqft. 

The average this month would have bought the better part of half of them and if you were to budget $190 per sqft you could have bought all but 2 with money left over.

2nd Quarter 2018

27 Homes sold in the Landings during the 2nd Quarter of 2018.  12 Multi-story homes, 2 Ranchers with bonus rooms over the garage 12 ranchers and 1 split entry.

Multi-Story Homes

The Multi-Story homes sold for an average price per sqft of $135 and were on the market for an average of 37 days.  The average lot size was .25 acres.

You did have a broad range in here this quarter with your high seller going for $167  per sqft and your low seller going for $111 per sqft. 

If you were to budget about $145 per sqft you would be able to purchase most of the homes of this style this quarter. 

Ranchers with Bonus Rooms over the Garage

2 Ranchers with bonus rooms over the garage selling for an average price per sqft of $169 with average days on market of 47.  The average lot size was .26 this quarter.

The range was broad on these this quarter with the low seller going for $155 per sqft 3/2 with a 2 car garage and the high going for $183 per sqft it was a 4/2 with a 3 car and a .32 acre lot.

Ranchers

  The 12 Ranchers sold for an average price per sqft of $178 with average days on market of 47 days and the average lot size was .24 acres.

Your high seller in here was a $212 with a 4 car garage and your low sale was a $154 per sqft 3/2 with a 3 car garage.

  I would suggest budgeting close to $200 per sqft to be able to purchase most any of the homes and the average would have gotten you at least half of the homes sold. 

Split Entry Homes

One Split entry home selling for an average price per sqft of $176 with average days on market of 33.  It was on a .27 of an acre lot.

It was a 4/2 with a 2 car garage.

14 Homes sold in The Landings during the 1st Quarter of 2018.  1 Rancher on a basement, 8 Multi-story homes, 1 Rancher with a bonus room over the garage, and 4 Ranchers.

Rancher on a Basement

The Rancher on a basement sold for an average price per sqft of $138 with an average of 29 days on market.

It was a 4/3 with a 4 car garage on .34 of an acre.

Multi-Story Homes

  The 8 Multi-story homes sold for an average price per sqft of $126 with an average of 96 days on market.

You had a broad range in here with the high seller going for $149 per sqft and your low seller going for $96 per sqft. 

I would budget closer to $145 per sqft if you want your pick of these homes. 

Rancher With a Bonus Room over the Garage

One Rancher with a bonus room over the garage.  Selling for an average price per sqft of $185.  It was on the market for 36 days.

Ranchers

  4 Ranchers selling for an average of $164 per sqft with average days on market of 110 days.

These were all 3/2 with a 2 car garage other than 1 that had a 3 car garage.

  Your high seller went for $187 per sqft and your low went for $147 per sqft. 

I would budget around $175 per sqft to have your pick of most of these homes.
