Broadmore a community of about 300 homes.  Broadmore is located between Hayden Avenue at the North, Honeysuckle Avenue at the south and Atlas Avenue at the west.  The community has a 10-acre park and is right across the street from Atlas Elementary.  Broadmore is everything a community should be with a fun park, a sense of community, community picnics and an annual garage sale.  HOA fees are a reasonable $140 per year.  Home prices range in the mid to upper $200k range up to the mid $300k range and a few kissing the $400k range.

2 Existing multi-level homes sold during the 3rd quarter of 2019 for an average of $156 per sqft. and spent an average of 68 days on the market. The average lot size was 0.23 acres. These homes sold for an average of 96% of the listed price.

The high seller of the group sold for an average of $160 per sqft. The low seller of the group sold for an average of $152 per sqft. These homes have an average of 4 bedrooms and 2 bathrooms.

Tri-Level Home Sales

1 Tri-level home sold during the 3rd quarter for an average of $115 per sqft. and spent an average of 42 days on the market. The average size of the lot was 0.23 acres. This home sold for an average of 97% of the listed price and has an average of 4 bedrooms and 3 bathrooms.

Multi-Level Homes

Two Multi-level homes sold in the 2nd quarter for an average of $152 per sqft. and spent an average of 60 days on the market. The average lot size was 0.19 acres. These homes sold for an  average of 98% of the listed price.

Ranchers

One Rancher sold during the 2nd quarter for an average of $204 per sqft. and spent an average of 49 days on the market. The average lot size was 0.3 acres. This home sold for an average of 99% of the listed price and has an average of 4 bedrooms and 3 bathrooms.

Multi-Story Homes

3 Multi-story homes selling for an average price per sqft of $153 with an average of 76 days on the market.  They sold for 94% of original list price. 

The high seller was a 4/2.5 selling for $169.  The low came in at $138 per sqft.

Tri-Level Homes

One home sale that was a tri-level.  It sold for $160 per sqft and was on the market for 41 days.  It sold for 96% of original list price. 

Single Level Ranchers

Two Ranchers selling for an average price per sqft of $187 with an average of 48 days on the market.  They sold for 99% of original list price. 

The high seller sold for $190 per sqft the low for $185 per sqft.  The low seller also paid $7050 in buyers paid closing cost.

One tri-level home

It sold for an average price per sqft of $162 and was on the market for 84 days.  It was a 3/3 with a 2 car garage and.32 of an acre. 

The home was a 2004 build and sold for cash.

Rancher

3 Ranchers selling this quarter.  They sold for an average price per sqft of $201 with an average of 46 days on the market.

That doesn’t shine a true light on these this quarter as your low sale was a home that sold for $173 per sqft with 78 days on market.  Your high sale this quarter sold for $226 per sqft and the other home sold for $220 per sqft.  Condition!!  All of these homes were 3/2/2 built in 2003 or 2005.

3rd Quarter also had 6 homes sell.

Single Level Rancher

One Rancher selling for an average price per square foot of $172.  It was a 3/2  2003 build and spent an average of 42 days on market.

Split- Entry Homes

One Split Entry home selling for $148 per square foot on average.  It was a 4/2.5 and spent an average of 54 days on the market.

Tri-Level Homes

Two Tri-Level homes sold this month for an average price per square foot of $158.  They were both 4/3 and spent an average of 71 days on the market.

Rancher With a Basement

One Rancher with a basement sold It was a 3/2.5 on a little larger lot of .44 acres.  It sold for an average price per square foot of $158 per square foot.  119 days on the market.

Multi-Story Homes

And last but not least 1 Multi-story home  4/2.5 that was a 2005 build selling for an average price per sqft of $163 with 49 days on market.

2018 2nd Quarter Sales for Broadmoore Estates

2nd Quarter saw 6 homes selling in Broadmoore.

This is a desirable neighborhood with the average days on market coming in at 54 days.  We had several homes sell for an above-asking price and only one home in this quarter had to pay a slight amount of sellers concessions in the form of seller paid closing costs for a buyer.

We had 2 multi-story homes sell this quarter.  One with a shop which bumped it up a bit.  It sold for an average price per square foot of $199.  That was a 2006 build with a 4/4 and a 3 car garage to boot.  The other multi-story was a 2005 build 4/2.5 with a 2 car garage and it came in at $141 per square foot.

One Split entry home it is the one that had to pay a little seller concession towards closing costs.  it sold for an average price per square foot of $168.  it was a 4/2.5 with a 3 car garage.

One Rancher with a bonus room over the garage.  A 2004 build that sold for an average price per square foot of $153.  It sold for cash in 10 days.

One single level rancher built in 2002 that was a 3/2 selling for an average price per square foot of $184.

And last but not least 2005 tri-level coming in at $155 per square foot.  It was a 4/3 with a 2 car garage.

2018 First Quarter Sales

2 Homes sold in Broadmoore during the 1st quarter of 2018.

Both homes selling in March one a 2004 build that was a Multi-Level 5/3 on .34 of an acre.  it sold for an average price per square foot of $145.  The other home was a split entry that was a 3/3 that sold for $148 per square foot.  The average days on market for these 2 homes this quarter was 40 days.
