Crown Pointe is a lovely newer subdivision in Post Falls Idaho.  With the first homes built in 2012, this lovely subdivision has expanded into many phases.  There are currently approximately 300 homes in Crown Pointe.   The prices of homes in Crown Pointe run predominantly from the low $200’s to the upper $200’s with the majority of the homes being in the $250k range. Most of the lot sizes are under .20 of an acre.

4th Quarter Home Sales 2018

15 New Construction Ranchers selling in the 4th Quarter of 2018.

They sold for an average price per sqft of $183 and were on .15 of an acre.

Most of these were 3/2 with a 2 car garage with one being a 2/2 with a 2 car and 1 being a 3/2 with a 3 car garage.

Your price range ran with the high seller being the 2/2 going for $209 per sqft and the low seller being a 3/2 with a 2 car going for $166 per sqft.

Multi-story new construction.  We had 10 homes sell this quarter in Crown Point.

They sold for an average price per sqft of $142 and the average lot size was .19 acres.  Most of them were a 4/2.5 with  1  3 bedrooms 2.5 baths in the mix and 2  5/2.5 in the mix.

the 3 bedroom home had a 4 car garage and both the 5-bed homes had 2 car garages.

Your high seller this quarter was a 4/2.5 with a 3 car garage selling for $160 per sqft and the low seller was a 4 bed home selling for $123 per sqft.

Existing Homes Multi-Story we had  2 existing homes selling.

They sold for an average price per sqft of $132 These were both 3/2.5 with 2 car garages.  The average days on market were 48 days.

These homes were built in 2016 and 2015.  Both of these homes this quarter paid buyers closing cost.

The one selling VA  paid $1500 worth of closing costs and the other home sold FHA and paid $5000 worth of closing costs.

One Rancher with a bonus room

Selling for $162 per sqft.  It was on the market for 23 days and was a 3/2 with a 2 car garage.  This home was on a .20 acre lot.

One existing Rancher selling it was a 2012 build selling for an average price per sqft of $204.  It was on the market for 21 days and was on a .13 lot.  It was a 2/2 with a 2 car garage.

3rd Quarter Home Sales 2018

25 Homes Sold in Crown Pointe in the 3rd Quarter 16 New Construction and 9 existing Home Sales

6 New Construction Ranchers sold this Quarter all built by Daum Construction.  They sold for an average price per sqft of $168.  They were all 3/2 with a 2 car garage.

1 New Construction Tri-Level that was also built by Daum selling for an average price per sqft of $172.  4/2.5 with a 2 car garage.

1 Rancher with a bonus room built by Hallmarket selling for an average price per sqft of $150.  3/2 with a 2 car garage.

8 Multi-Story New Construction homes sold this 3rd Quarter of 2018.

3 Homes built by Daum Construction that sold for an average price per sqft of $166.  They were all 3/2.5 with a 2 car garage.

5 Homes built by Hallmark Homes they sold for an average price per sqft of $131.  2 of them were 5/2.5 with a 2 car garage.  2 were 4/2.5 with a 3 car garage and one was a 4/3 with a 2 car garage.

You had a little bit of a range in the prices on these 5 homes with the lowest priced one coming in at $123 and the highest coming in at $138.

 

9 Existing Homes sold in the 3rd Quarter of 2018

5 Existing  Multi-story homes selling that were a 3/2.5 with a 2 car garage.  These homes sold for an average price per sqft of $151. The average days on market were 53 days.

3 Existing Multi-story homes selling that were a 4/2.5 with a 2 car garage.   These homes sold for an average price per sqft of $126.  The average days on market were 168 days.

1 Existing Home Rancher built in 2015.  It sold for an average price per sqft of $184 and was on the market for 28 days.

 

2nd Quarter Home Sales 2018

10 Homes sold in Crown Pointe in the 2nd Quarter.

8 homes were New Construction.  Mostly built by Hallmark but we did have 2 in there with Daum Construction. 

ranchers and they ranged  $165 per square foot to $187 per square foot.  Depending on Amenities.

The 4 multi Story homes ranged in price from a low of $134 per square foot up to a high of about $158 per square foot on average.

The average build time on these is running around 150 days for the Daum builds and approximately 250 days for the Hallmark builds.

Our final 2 sales for 2nd quarter were existing homes with one being  a 2012 build and a 2013 build.

The multi-story home came in at an average price per square foot of $138.

The Ranchers approximate price per square foot was $160.

 

1st Quarter Home Sales  2018

11 homes sold in the 1st Quarter in Crown Pointe.  6 of them New construction homes all built by Hallmark.

The New Construction ranged from $145 per square foot up to $159 per square foot on the ranchers.

The new Construction Multi-Story homes sold for an average price per sqft of  $113 to $116.

The other 5 homes sold in the first quarter of 2018 were existing home sales.

You had one 2014 build rancher that averaged $183 per square foot.

The other 4 homes were Multi-story homes and they ranged from $123 for the low (2012 build) all the way to $158 per square foot.  With the 2 in the middle averaging around $136 per square foot.
