3rd Quarter 2018

22 homes sold during the 3rd quarter of 2018.  We had 10 Multi-story homes, 2 ranchers with bonus rooms, 7 Ranchers and 3 Split Entry homes.

Multi-Story Homes

The 10 Multi-story homes sold for an average price per sqft of  $130. with average days on market of 68 days.

You did once again have a big range in this home style with $151 per sqft being the high of the month and $97 being the bottom of this style of home.

Ranchers with a Bonus Room

2 Ranchers with a bonus room sold for an average price per sqft of $163 per sqft with average days on market of 37 days.

The 4/3 with a 2 car was the low seller at $147 per sqft and the 3/2 with a 2 car garage was the high seller coming in at $186 per sqft.

Ranchers

7 Ranchers sold for an average price per sqft of $182.  The average days on market was 54 days.

All homes 3/2 with a 2 car garage.  The high seller of this group this quarter sold for an average price per sqft of $200 with the low end coming in at $170 per sqft.

Split Entry Homes

3 Split Entry homes sold for an average price per sqft of $126 with an average days on market of 104.

All the homes this quarter were 4/3 with a 2 car garage.  You did have a little range on these this month with the high seller coming in at $150 per sqft and the low end coming in at $113 per sqft.

2nd Quarter 2018

22 Homes sold in the 2nd Quarter of 2018 in Fieldstone.  5 Multi-Story, 10 Ranchers, 1 daylight rancher, 5 Split Entries and 1 Tri-Level Homes.

Multi-Story Homes

The 5 Multi-Story homes sold for an average price per sqft of $130.  The average days on market were 39.

All homes were at least 4 bedrooms and 2.5 or 3 baths with 2 or 3 car garage.  Was a little bit of a range in the prices in this group this quarter with the high seller at $154 per sqft and the low seller at $113 per sqft.  Condition and amenities.

Ranchers

The 10 Ranchers sold for an average price per sqft of $179 with average days on market of 31 days. 

All homes were a 3/2 with a 2 car garage.  You ranged from $200 per sqft to $155 per sqft with the majority being within the average price give or take $5 per sqft.

Daylight Rancher

One daylight rancher selling for an average price per sqft of $118.  It was a 5/5 with a 2 car garage.  Average days on market was 55 days.

Split Entry Homes

5 Split Entry homes selling for an average price per sqft of $120 with average days on market of 60 days.

The majority of them were 4/3 with a 2 car garage.  one 5/3 and 1 that was a 3/2.5 all 2 car garage.

Tri-Level Homes

One Tri-level home selling for an average price per sqft of $143.  Average days on market was 49 days.

The home was a 4/3 with a 2 car garage.

1st Quarter 2018

13 Homes sold in the 1st Quarter of 2018.  That breaks out to 1 Daylight Rancher, 5 Multi-Story homes, 2 ranchers and 5 Split Entries.

Daylight Rancher

The daylight rancher sold for an average price per sqft of $119 and was on the market for 34 days.

It was a 3/3 with a 2 car garage.

Multi-Story Homes

5 Multi-Story homes selling for an average price per sqft of $118 and were on the market for an average of 67 days.

You had a good range in here with your high seller selling for $143 per sqft and your low end coming in at $97 per sqft.  Otherwise, the average is pretty much right on this quarter taking out the high and the low of this style.

Ranchers

2 ranchers, they sold for an average price per sqft of $170.  They were on the market for 44 days.

They were both 3/2 with a 2 car garage.

Split Entry Homes

5 Split entry homes selling for an average price per sqft of $111. They were on the market for an average of 80 days. 

All homes built in the early 2000’s.
