Riverside Harbor is a beautiful community with large trees, extremely well-kept yards and good size lots.  Most of the lots are .20+ and some of the riverfront lots are as big as .40 acres or a little more.  You have access to a riverfront park that is exclusive to the neighborhood.  Home prices range within the community from the mid $200k range to the mid $400k range with the homes on the river running up to 1 Million or more.

3 Multi-story homes sold this 4th quarter.  One waterfront home selling for $218 per sqft it was a 3/3/3  on.48 of an acre.

The other 2 multi-story homes sold for an average price per sqft of $159 with an average of 73 days on market.  They were both 3/2.5 one with a 3 car garage and the other with a 2 car garage.

The average lot size was .27 acres.  One sold for cash (15k below asking price) and the other one sold on a conventional loan.

Ranchers

One Daylight rancher sold this 4th quarter.  It was a 1993 build 5/4.5 with a 3 car garage selling for an average price per sqft of $158.  It was on the market for 69 days and was on a .28 acre lot.

It sold on conventional financing.

One Rancher selling this 4th quarter.  It was a 3/2 /2 selling for $164 per sqft and on the market for 87 days.  It was a 1993 build.

Split Entry Homes

2 Split entry homes selling this 4th quarter. You had 1 on .17 of an acre selling for $136 per sqft it was a 3/2/2 it sold on a VA loan.

The other split entry sold for $160 per sqft and it also was a 3/2/2 it was on .21 of an acre.    Average days on market was 55 days for these 2.  They were both 1992 builds.

Tri-Level Homes

2 Tri-level homes selling this 4th quarter.  They sold for an average price per sqft of $144.  They were both 1992 builds.  Your high seller was a 3/2/2 selling for $151 per sqft.

Days on market for that one was 174 and your low seller was a 4/3/2 selling for $139 per sqft.  56 days on market.

3rd Quarter 2018

21 homes sold in Riverside Harbor in the 3rd quarter of 2018.  3 Riverfront homes, 1, Tri-level home, 4 Split Entries, 3Ranchers, 2 Ranchers with a basement, 1 rancher with a bonus room over the garage and 7 multi-story homes.

Riverfront Homes

The 3 riverfront homes this quarter were all Multi-story homes.   The average lot size on them was .51 of an acre.

Numbers were quite diverse this quarter so I am going to give them to you individually

So 1 at $241 per sqft on the market for 232 days.  1 at $274 per sqft on the market for 16 days and 1 at $420 per sqft it was on the market for 68 days.  All large homes and this quarter all 3 of these sold for cash.

Multi-story Homes

7 Multi-story homes sold for an average price per sqft of $138 and were on the market for an average of 72 days.  The average lot size on those was .22 acres.

Rancher with a Bonus Room

1 Rancher with a bonus room over the garage selling for an average price per sqft of $174 with 50 days on market.

Ranchers with Basement

2 Ranchers with basements their prices were pretty diverse.

Both homes were a 4 bedroom 3 bath and a 3 car garage.

3 multistory homes selling for an average of $153 per sqft.   They were on the market for an average of 94 days. 

2 homes were a 4/3 with a 2 and 3 car garage and the other was a 5/3.5 with a 3 car garage.

Ranchers

One Rancher that sold for an average price per sqft of $184.  This home was on the market for 46 days. 

Split Entry Homes

One split entry home selling for an average price per sqft of  $121 The average days on market were 23 days.
