Riverside Harbor is a beautiful community with large trees, extremely well-kept yards and good size lots.  Most of the lots are .20+ and some of the riverfront lots are as big as .40 acres or a little more.  You have access to a riverfront park that is exclusive to the neighborhood.  Home prices range within the community from the mid $200k range to the mid $400k range with the homes on the river running up to 1 Million or more.

21 homes sold in Riverside Harbor in the 3rd quarter of 2018.  3 Riverfront homes, 1, Tri-level home, 4 Split Entries, 3Ranchers, 2 Ranchers with a basement, 1 rancher with a bonus room over the garage and 7 multi-story homes.

 

Riverfront Homes

The 3 riverfront homes this quarter were all Multi-story homes.   The average lot size on them was .51 of an acre.

Numbers were quite diverse this quarter so I am going to give them to you individually

So 1 at $241 per sqft on the market for 232 days.  1 at $274 per sqft on the market for 16 days and 1 at $420 per sqft it was on the market for 68 days.  All large homes and this quarter all 3 of these sold for cash.

 

Multi-story Homes

7 Multi-story homes sold for an average price per sqft of $138 and were on the market for an average of 72 days.  The average lot size on those was .22 acres.

Rancher with a Bonus Room

1 Rancher with a bonus room over the garage selling for an average price per sqft of $174 with 50 days on market.

Ranchers with Basement

2 Ranchers with basements their prices were pretty diverse.

You have one selling for an average price per sqft of $116 with 36 days on market and the other home selling for an average price per sqft of $157 with 57 days on market. 

Ranchers Single Level

3 Ranchers selling for an average price per sqft of $180 with an average of 53 days on market. 

Split Entry Homes

4 Split entry homes selling for an average price per sqft of $125 with an average of 54 days on market.

You had a little range in here with the low seller coming in at $112 per sqft and the high coming in at $137 per sqft.

Tri-Level Homes

1 Tri-level home selling for an average price per sqft of $162 with the average days on market coming in at 44 days.

2nd Quarter 2018

15 homes sold during the 2nd quarter of 2018 6 Riverfront homes, One Daylight Rancher, 4 Multistory homes, 3 ranchers and a Tri-level home.

Riverfront Homes Sales

5 of the Riverfront homes were Daylight Ranchers selling for an average price per sqft of $270.  The average days on market were 119 days. 

The other Riverfront home was a Multistory home selling for an average price per sqft of $293.  It was on the market for 380 days.

Ranchers on Basement

1 Daylight rancher selling for an average price per sqft selling for an average price per sq ft for $152 with 31 days on market.

Multi-Level Homes

4 Multi-level homes selling for an average price per sqft of $143 with average days on market of 55 days. 

Ranchers

3 Ranchers selling for an average price per sqft of $175 with average days on market of 33 days. 

Tri-Level Homes

One Tri-level home selling for an average price per sqft of $153 with 71 days on market. 

This home was a 4/3 with a 2 car garage.

1st Quarter 2018

7 homes sold in the first quarter of 2018.  2 Multistory riverfront homes, 3 multi-story homes, 1 rancher and 1 split entry.

Riverfront Properties

The 2 Riverfront Multi-level homes sold for an average price per sqft of $221.  They were on the market for an average of 379 days. 

Both homes were a 4 bedroom 3 bath and a 3 car garage.

Multi-Story Homes

3 multistory homes selling for an average of $153 per sqft.   They were on the market for an average of 94 days. 

2 homes were a 4/3 with a 2 and 3 car garage and the other was a 5/3.5 with a 3 car garage.

Ranchers

One Rancher that sold for an average price per sqft of $184.  This home was on the market for 46 days. 

Split Entry Homes

One split entry home selling for an average price per sqft of  $121 The average days on market were 23 days.
