Multi-Story Home

5 Multi-story home sales this 4th quarter.  One was an existing home sale!  It sold for $152 per sqft and was on the market for 42 days.  It was a 4/2.5 with a 3 car garage.

The new construction homes sold for $154 per sqft.  2 of them were a 5/3/3 and the other 2 were a 3/3/3.

The high seller was one of the 5 bedroom homes selling for $171 per sqft and the low seller was a 3/2.5  selling for $137 per sqft.  Finishes usually are the price difference.

The average would have bought the other 2 new homes.

Ranchers

7 New Construction ranchers finished up in the 4th quarter.  They sold for an average price per sqft of $182.  You had about half of them as 4 bedroom homes and the other half as 3 bedroom homes.

The high seller was a 4/3.5 with a 3 car garage selling for $193 per sqft and the low seller was a 3/2/2 selling for $170 per sqft.

4 existing ranchers sold during the 4th quarter.  These homes were built between 2010 and 2017.  They sold for an average price per sqft of $190 and were on the market for an average of 52 days.

They were all 3 bedroom homes this quarter with 2 baths.  Garages were different.  Your high seller was a 3/2/2 though selling for $208 per sqft built in 2010 followed by the one with a 4 car garage selling for $198 per sqft.

And your low seller this quarter was a 3/2/2 selling for $161 per sqft built in 2016

18 homes sold during the 3rd quarter of 2018 in Tullamore.  7 Multistory homes 1 rancher with a bonus room over the garage and 10 ranchers.

The multi-story homes sold for an average price per sqft of $127 with the existing homes spending an average of  83 days on market.

Single Level Ranchers

And 10 Ranchers selling for an average price per sqft of $181 with the existing homes spending an average of 53 days on market. 

All homes were 3/2 and the high seller of the quarter had a 4 car garage coming in at $201 per sqft.

2nd Quarter 2018

12 homes sold during the 2nd quarter of 2018.  4 multi-story homes one rancher with a basement and 7 single level ranchers.

Multi-Story Homes

4 Multistory homes sold 2 new construction and 2 exisiting homes. the average price per sqft for all of them was $127 with the existing homes spending an average of 95 days on market.

The existing homes sold for about $2 per sqft less than the average and one new construction was about $6 over the average per sqft.

Rancher with a Basement

One rancher with a basement selling for an average price per sqft of $102 it was on the market for 37 days.

Single Level Rancher

6 Ranchers selling for an average price per sqft of $172 one existing home in that mix and it was on the market for 48 days.

And 1 2010 rancher that sold for an average price per sqft of $200 it was on the market for 48 days.  Lot size was .26.

1st Quarter 2018

16 homes sold in the 1st quarter of 2018 in Tullamore.   7 Multistory homes and 9 Ranchers.

Multi-Story Homes

7 multistory homes sold for an average price per sqft of $128.  You had 2 existing homes in this mix this quarter and they had average days on market of 62 days.

One of the existing homes was the high seller of this group before the average and it went for $148 per sqft.  The other existing home sold for a few dollars a sqft less than the average.  All of the rest were new construction built by Hayden Homes.

Single Level Ranchers

Of the 9 Ranchers, 8 of them were new construction and sold for an average price per sqft of $157.

The existing home rancher was a 2014 build and was on a .38 of an acre lot and sold for an average price per sqft of $204.  It was on the market for 31 days.
