4 Homes sold in the Prairie Sky subdivision in Rathdrum Idaho during the 3rd quarter of 2019.

Multi-Level Home Sales

1 Multi-level home sold in the 3rd quarter of 2019 for an average of $205 per sqft. and spent an average of 47 days on the market. The average lot size was 0.19 acres. This home sold for an average of 98% of the listed price and has an average of 4 bedrooms and 2.5 bathrooms.

Ranchers

3 Ranchers sold during the 3rd quarter of 2019 for an average of $204 per sqft. and spent an average of 197 days on the market. The average lot size was 0.18 acres. These homes sold for an average of 104% of the listed price.

One of these was a 3/2/2 built in 2011 selling for $141 per sqft and the other home ( the high seller ) was a new construction 4/2.5/3 and it sold for $157 per sqft.

Ranchers

6 Ranchers selling for an average price per sqft of $190. All New Construction built by Benway, and Northland.

4 of these were 3/2/2 and 2 of these were 3/2/4 so some extra garage for a couple of them.

Your high seller was one of the extra garage coming in at $208 per sqft and your low price in this group was $172 per sqft.

Existing Homes:

One Rancher that was built in 2010.  The home was a 3/2 with a 2 car garage.  It sold for an average price per sqft of $173.  It spent 74 days on the Market.

New Construction:

7 Multi-story homes sold this 3rd quarter of 2018.  They sold for an average price per sqft of $153.  The majority of these were 3/2.5 with a 2 car garage.  You do have a couple that was 4 bed and a couple that was 3 car garages.   All built by Benway Quality Homes this quarter.

9 Ranchers sold this 3rd Quarter of 2018.  They sold for an average price per sqft of $175.  They were all 3/2 with the only variation as the size of the garage with garage sizes running from the 2-4 car.  Builder this quarter included Northland, Benway Quality Homes, and TAKU.

2nd Quarter 2018

15 Homes sold this 2nd Quarter of 2018. 13 New Construction and 2 existing Homes.

Existing Homes:

You had a multi-level home that was a 3/3 with a 2 car garage selling for an average price per sqft of $169.  50 Days on market.

1 Rancher, it was a 3/2 with a 2 car garage.  Selling for an average price per sqft of $196.  It was on the market for 101 days.

New construction:

5 Multi-story homes sold this quarter.  They went for an average price per sqft of $153.  They ran from 1600 to 1900 sqft each.  3 of them were a 3/2.5 with a 2 car garage, one was a 4/2.5 with a 3 car garage and one other that was a 3/2 with a 4 car garage.  Builders of these this quarter were TAKU Construction and Benway Quality Homes.

9 Ranchers this quarter selling for an average price per sqft of $178.  They were all 3/2 with either a 2 or 4 car garage.  Builders this quarter on Ranchers included TAKU Construction, Benway Quality Homes and Northland.

1st Quarter 2018

1st quarter had 7 homes sell.  All new construction and all built by Benway Quality Homes.

5 of the homes were ranchers selling for an average price per sqft of $166.  They were all 3/2 with the 2 car garages except your high seller in this bunch which had a 3 car garage and sold for $183 per sqft.
