Athol is officially incorporated in Kootenai County, Idaho. However, Athol’s ZIP code (83801) spans two counties, with a portion extending into Bonner County. Buyers should always confirm which county a specific property falls into, as this can affect property tax rates and permitting processes.
Athol is served by the Lakeland School District, the same district that serves Spirit Lake and Rathdrum.
Yes. Athol sits just a short drive from Bayview, a small lakeside community on the southwest shore of Lake Pend Oreille. Bayview is also home to Farragut State Park, the site of a former WWII-era naval training station, and still hosts the U.S. Navy’s Acoustic Research Detachment, which conducts submarine research in the lake’s deep, cold waters.
Yes, Silverwood Theme Park, Idaho’s largest theme and water park, is actually located in Athol. This makes Athol a popular area not just for full-time residents, but also for buyers interested in vacation or investment properties near one of North Idaho’s top summer attractions.
Athol is a genuinely small, tight-knit community with a population under 1,000 residents. Buyers are drawn here for the large acreage lots, slower pace of life, and a true small-town, neighbor-to-neighbor community feel that’s harder to find in more built-up parts of North Idaho.
Athol is a small, close-knit community where real estate values vary significantly depending on lot size, with most properties sitting on 5-plus acre parcels rather than in-town lots. Based on actual closed sales, the median home price for homes on 2+ acres was $842,000 in September 2026, while homes on less than 2 acres (a rare find in Athol) have sold closer to $395,000-$435,000. The median household income in Athol is $70,250, and residents have a longer commute time (29.5 minutes) than the national average. Athol does not have an apartment rental market, so most housing here is owner-occupied, single-family, and acreage-based.
Yes. Because of its small population of under 1,000 residents, Athol qualifies for USDA Rural Development financing, which offers 0% down payment options for eligible buyers who meet income and property requirements. Since USDA eligibility and income limits can change and vary by household size, contact us today and we will connect you with a trusted local lender who can confirm whether a specific property qualifies for USDA financing.

Athol has a good sense of community. It’s not uncommon for there to be the annual Christmas party where the whole neighborhood gets together for a gift exchange and food. There are some good spots to dine in Athol also.
Athol is minutes away from Lake Pend O’reille, Granite, and Kelso Lake so you are certainly in everything water sports. And to the West, you are only about 10 minutes away from Spirit Lake. If you head South, you’re about 15 minutes to Lake Coeur d’Alene. There are also lots of hiking and horse back riding at Farragut State Park, or you can check out Round Lake State Park for hiking and fishing. If you love to ski, Athol is 30 minutes to Schweitzer, about an hour to Look Out Pass, or the 4th of July Pass. Like to snowshoe or cross-country ski? Check out the Panhandle Nordic Club for some new friends.
And of course for more entertainment, check out Silverwood Theme Park.
For Hotels, you’re going to want to look at probably staying in Hayden Idaho. There is a very nice Holiday Inn Express on the North Side of Hayden right off Hwy 95. There is not much that I want to recommend to you for a Hotel in Athol. That will leave you about 10 minutes away from Silverwood if that is the reason for your visit. For Camping and RV Camping we have a good selection. The fairly new Ravenwood RV Resort, Silverwood RV Park, and Farragut State Park all keep you close.
Athol is part of the Lakeland School District which according to NICHE has been named the #1 school district in the State of Idaho.
Depending on where you live these are the potential schools available.
